Whether buying a home, land, or other property it’s important to understand the problems that could arise from the transaction. While many real estate transactions go smoothly with little-to-no problems there are some real estate deals that don’t fully align. When different issues arise it’s important to know how to get through these issues. Let’s look at some of the different problems that may arise from a real estate transaction. 

Zoning

Zoning is something that needs to always be considered when purchasing properties. State and local governments designate specific pieces of land for specific purposes. This includes purposes of historical, residential, industrial, commercial, and more. Always check to ensure that if you or someone you know are purchasing land that it can be used for what it is desired for. Fines or other penalties may occur if the land is being used for purposes other than what is zoned for.

Contracts

When it comes to real estate contracts there can be a large amount of wordage that leaves people confused by what it is trying to say. Some contracts and documents involved with real estate transactions can be many pages long. This is why it is important to understand the different facets of real estate law and what is and isn’t allowed in a contract. When a tenant is late on their payments or doesn’t treat the property with care and respect a landlord may have the right to take legal action against them. The same can be said for the tenant. If a landlord doesn’t offer to fix appliances or other general care items for their tenant then the tenant may have a legitimate claim to taking legal action against the landlord. When these types of things occur it’s best to understand your rights and the law.
